What Does Concrete Grinding Cost in Pennsylvania?
Published 2026 guides put grinding of sound, uncoated concrete at roughly $1 to $5 per square foot. A 2026 cost site gives $1 to $4 for basic surface grinding. A Virginia flooring contractor’s 2026 guide gives $2 to $5 for standard grinding. A surface-prep cost guide puts new, bare concrete at $2.50 to $3.50.
Grinding off an old coating, paint or mastic costs more, at about $4 to $10 per square foot. The same contractor lists $4 to $10 for coating removal. The surface-prep guide gives $4.50 to $7.00 when epoxy, paint or mastic must be ground away. These are market numbers from published guides, not our price list.
Epoxy floor coatings are our main line of work, and floor demolition and floor prep are the second. We do concrete grinding and floor prep across Central Pennsylvania, before a coating or after an old floor comes out.
What does concrete grinding cost per square foot?
A light grind opens up sound, bare concrete so a coating can grip it. Removing an old coating can take special diamonds and extra passes, a 2026 cost site says.
| Job | Published range per sq ft | Kind of source |
|---|---|---|
| Basic grinding of sound, bare concrete | $1 to $4 | A 2026 cost site |
| Standard grinding | $2 to $5 | A Virginia flooring contractor’s 2026 guide |
| New, bare concrete with no coating | $2.50 to $3.50 | A 2026 surface-prep cost guide |
| Diamond grinding ahead of a coating | $1.00 to $2.50; $1.50 to $2.50 | A garage floor coating company; a 2026 epoxy cost calculator |
| Coating removal on top of ordinary grinding | Add $1 to $3; add $1.50 to $3.50 | The cost site; the surface-prep guide |
| Old paint, sealer or epoxy ground off before recoating | $1.50 to $3.00 | The epoxy cost calculator |
| Mechanically removing a failed coating | $2.50 to $6.00 | An industrial coatings contractor’s 2026 guide |
| A coated floor ground down to bare concrete | $4 to $10; $4.50 to $7.00 | The Virginia contractor; the surface-prep guide |
Every row is a market number from a published guide, not our price list. None is a Pennsylvania price list, and the surface-prep guide says Northeast labor generally costs more than Midwest labor. The guides also disagree. A basic grind starts at $1 on the cost site and $2 with the Virginia contractor.
What does grinding a 500 square foot floor cost?
On a 500 square foot floor, a 2026 cost site puts basic grinding for a coating at $500 to $2,000. That works out to $1 to $4 per square foot.
The same site says jobs under 300 square feet may carry a $300 to $800 minimum. Open areas above 1,000 square feet often get a lower rate per foot.
Is grinding priced separately from an epoxy floor?
On a home garage floor, usually not. The Virginia contractor’s guide says prep on residential garage floors is typically included in the floor installation quote. Commercial jobs may quote it separately.
A 2026 pricing guide for coating contractors puts prep at $0.40 to $1.50 per square foot, depending on method. It also says prep belongs on the quote as its own line item. So ask each bidder whether grinding is in the number.
On our garage floor epoxy jobs, the same company grinds the slab and then coats it. Our post on epoxy garage floor cost covers the price of the whole coated floor.
What makes concrete grinding cost more?
Start with what is stuck to the slab. Old epoxy, paint, sealer, carpet glue and thinset all have to come off. Stubborn mastic or several coating layers can run past the cost site’s $1 to $3 coating-removal range. Hard concrete and extra passes can also raise labor and tooling costs, the same site says.
Small rooms and edges cost more per foot. Smaller rooms need more edge work per square foot, the cost site notes. The surface-prep guide says closets and tight corners push rates toward the high end.
Sometimes an old floor has to come up first. The same company handles tile removal and floor demolition, then preps and coats the slab. Our post on flooring removal cost covers what the tear-out adds.
Old black mastic under 9 by 9 inch floor tile gets tested before anyone grinds it. SF Huling does not test for asbestos or do abatement. Our post on asbestos floor tile removal in Pennsylvania explains the testing.
What else can show up on a grinding quote?
An epoxy cost calculator prices crack patching, a moisture primer and coating removal each on their own. Published guides list these add-ons:
- Crack repair: $2 to $8 per linear foot, from a 2026 cost site.
- Crack and spall repair on a garage floor: $200 to $600, depending on severity, from a garage floor coating company.
- A moisture-mitigating primer when a slab fails a moisture test: $0.50 to $1.00 per square foot, from an epoxy cost calculator.
- Commercial floors with moisture, old failed coatings, cracking, oil or unevenness: $1 to $3 per square foot more in prep, from a coatings company’s 2026 commercial guide.
Spalls are chipped or flaking spots in the concrete. We fill minor cracks and spalls as part of the prep before a coating goes down.
Why does a coating need a ground slab?
A coating holds by locking into the top of the concrete as it cures. The Virginia contractor’s guide says epoxy and polyurethane need a concrete surface profile, or CSP, of 2 to 3. That scale comes from the International Concrete Repair Institute, and the guide compares the texture to medium-grit sandpaper.
The same guide calls coating unground or contaminated concrete the single most common cause of epoxy floor failure. Moisture is the other risk. A national cost guide notes that epoxy cannot bond properly to a wet slab.
Can you grind a concrete floor yourself?
You can rent the machine. A 2026 grinding cost guide lists grinder rental at $60 to $250 a day, about $120 on average. The machine is the easy part.
Grinding throws off a lot of fine dust. Walls, corners and doorways need edge work where floor machines cannot reach. The texture has to come out even across the whole slab. The Virginia contractor warns that leftover patches of old coating will create bond failures in the new one.
Is concrete grinding the same as polishing?
No. Polishing is a finished-floor service, and we do not polish concrete. A national home services marketplace’s 2026 cost data puts polishing concrete floors at $3 to $12 per square foot.
The grinding in this post is prep for a coating or a new floor. If a coating is going down, a 2026 cost site says to ask for the grinding that coating needs. It advises against paying for polishing that the coating will cover.
How do you get a price for your own floor?
Your price depends on the size of the floor and what is stuck to it. SF Huling is based in Lock Haven and backed by 30 years of commercial flooring experience. We look at the floor before we put a number on it. Read how we grind and prep a slab, or call or text (570) 772-2721 for a free estimate.
