Muncy borough covers less than a square mile, so most of the two-car and three-car garages sit outside it. They are spread through Muncy Creek Township, Muncy Township, Clarkstown, Pennsdale and Halls. Those driveways feed onto Route 405, Route 442 and the I-180 exits at 10, 13, 15 and 17. Those roads get brined through the winter, and your tires carry it home.
Brine is harder on a bare slab than plain snow. It soaks into open concrete pores and stays wet down in them. The freeze-thaw cycle then works on that moisture, and the top surface starts to flake and pit. Hot tires lift cheap garage paint off in patches at the same time.
A real garage floor epoxy system starts with diamond grinding the slab. We open the concrete, fix minor cracks and spalls, then roll a base coat. Color flake goes down full broadcast across the whole floor. A durable clear topcoat locks it in and leaves a surface you can wash brine off.
The Muncy Historic District covers about 152 acres. It takes in the downtown business blocks and the streets of homes around them, in Victorian, Georgian and Federal styles. A basement slab under a house that old is usually uneven and patched. Owners paint it, the paint peels within a year or two, and they paint it again.
Moisture is the reason. Muncy sits just south of where Muncy Creek meets the West Branch Susquehanna, so water sits close under these floors. Muncy Creek has flooded this valley in the past, and a levee protects part of the creek upstream at Hughesville. Through a humid Lycoming County summer, vapor pushes up through the slab and lifts anything that is not bonded into the concrete.
So we prep before we coat. Grinding takes the old paint and sealer off and opens the surface back up. Basement floor coatings bond into that open concrete instead of sitting on top of it. Flake works well down there because it hides an old slab's dips and stains, and it gives a laundry room or a workshop a floor you can mop.
I-180 runs about 29 miles from Williamsport down to I-80 near Milton, and it follows the river most of the way. Four exits serve the Muncy townships, and shops and small warehouses cluster near them. Williamsport is about 11 miles west up the same corridor.
A shop floor in Muncy wears out in a different spot than a home garage. Wheel traffic, dropped tools, oil and cleaning chemicals all work on the same few square feet. Bare or painted concrete gives up there first, and dust off a worn slab gets into everything.

What comes up with the floor matters as much as the floor itself. Thinset and mastic stay stuck to the concrete after the tile is gone. We take those down with grinders and scrapers, run dust control while we work, and haul the debris out as part of the job.
From there the slab is ready either way. If we are coating it, grinding carries on until the concrete is open and clean. If a flooring contractor is putting in new tile, carpet or wood, we hand off a flat, bare slab for them. We remove floors and coat concrete, and new floor covering is installed by that trade.
