A commercial floor takes more than foot traffic. Forklift wheels, pallet jacks, dropped tools and hot tires all land in the same lanes. Bare concrete starts to dust and stain, and the joints chip out.
An epoxy coating puts a hard surface over that slab, and liquids cannot soak into it. Oil, coolant and most cleaners sit on top until they get wiped up. The floor sweeps and mops clean, and a light color bounces the shop lights back into the room.
The system follows the room. Full broadcast flake systems add texture underfoot and hide the marks in an older slab. A smooth solid color reads cleaner down a warehouse aisle. Where floors get wet, a non-slip aggregate can go into the topcoat.
Three decades of commercial flooring work stand behind how we handle a slab. Coating failures usually trace back to prep, not to the product in the bucket. A power troweled slab has a slick top skin, and a coating stuck to that skin lifts later.
So we grind. Diamond grinding cuts through old paint, sealer, adhesive and that weak top layer. It opens the concrete so the coating can grip. We also look at moisture, because vapor moving up through a slab can push a coating loose from underneath.
Cracks and spalls get filled during prep. If tile, carpet or glued down vinyl is still down, we take it up first. The slab prep is part of the same job. One company stays responsible for the slab and the finish on it.
A coating needs a clear floor and time to cure. We look at the space and ask what has to move. Then we set an order of work that fits how the building runs.
Larger floors are often coated in sections, so the work moves through a building in stages. Cure windows depend on the product, the room temperature and the system on the floor. Foot traffic comes back before rolling loads do, and we give you those windows for your floor before we start.
Traffic lanes wear faster than the corners of a room. A maintenance recoat over a sound floor puts the wear layer back without rebuilding the whole system. That is planned work, and it is easier to schedule than a full redo.

The base coat rolls out over the prepped slab. On a flake floor the chips get broadcast into the wet base coat, then the loose flake gets scraped off.
A clear topcoat seals the floor and gives it the surface you walk on. Cure time moves with the temperature inside, and we go over the finished floor with you before we leave.
