Garage floor epoxy turns a dusty gray slab into a hard, sealed floor you can mop or hose off. We install epoxy garage floor coatings for homes around Lock Haven and across Central Pennsylvania. A coating is only as good as the concrete under it. Every job starts with diamond grinding the slab to strip off old paint, sealer and the weak top layer. We check the floor for moisture, then fill minor cracks and pits. After that comes the base coat, the broadcast flake, and the clear topcoat.

Winters here are hard on garage concrete. PennDOT wets high-volume roads with salt brine before a storm even arrives, and your tires carry it home. It drips off the car onto your slab, and bare concrete soaks it up.
Then freeze and thaw goes to work. Water inside the slab freezes, swells, and pushes the surface apart. The concrete industry calls that damage scaling, where the top layer flakes and peels away. Published concrete guidance warns that salt carried in on cars alone can scale a garage slab.
Cheap garage floor paint and box store kits bring their own trouble. Tires can pass 140 degrees after a highway run, and that heat softens a thin coating. As the tires cool they grip it and pull it off the slab, which is hot tire pickup. A ground slab and a fully cured epoxy system hold up to it.
Prep is most of the job. We grind the slab with diamond tooling until the surface is open and clean. Grinding removes old paint, sealer, glue and the weak skin, and dust control runs the whole time. Acid etching is the common shortcut, and it leaves a profile too shallow for a garage system.
Next we look at moisture and damage. A slab poured with no vapor barrier under it can push moisture up through the concrete. That pressure lifts coatings months later, so we check for it before we pick a system. Minor cracks, pits and spalls get filled and ground flush as part of prep.
Then the coating goes on in layers. A pigmented epoxy base coat goes down first. We broadcast flake into it while it is still wet, until the floor stops taking more. Once it sets we scrape and vacuum the loose flake, then roll on the clear topcoat.
Most home garages run about two days on site. Day one is grinding, repair, the base coat and the flake broadcast. Day two is the scrape, the vacuum and the topcoat. A one-car garage moves quicker than a three-car, and old glue or failing coating adds prep time.
Cure runs on a separate clock, and temperature sets it. A floor is generally ready to walk on about a day after the topcoat. Vehicles wait a couple of days past that, and a cold garage stretches every window.
